There are plenty of roofers in Dublin

There are, and most of them have one page that says they do everything. The ones getting found have a page each for leaks, flat roofs, re-roofing and chimneys, because those are four searches by four people and no single page can answer all four.

Protected structures are more trouble than they are worth

They are also work most firms will not touch, which is why they pay. One page saying you work inside the rules on a protected structure, and what usually needs consent, brings the owner who has already been turned down twice and is no longer comparing prices.

The estates all went up together and are all going at once

Dublin is four councils, which one do I say?
