Which council a job falls under is a constant surprise

Then say so on the page and turn it into an advantage. M3 is Manchester and Salford, M15 and M16 Manchester and Trafford, M19 Manchester and Stockport. A homeowner does not know that, and a builder who names it is a builder who has been through it.

The enquiries I get are all dreamers with no drawings

Because nothing on the site sorts them. Ask on the form whether drawings exist, whether planning has been applied for, and a rough timescale. The ones eighteen months out are still worth having, in a different pile, on a different page.

My patch is far bigger than Manchester
